Being prepared and being on top of the smaller issues can go a long way to making sure that major problems don’t happen.However, the first thing you should do is contact a professional who knows boilers and can make the repairs necessary to get your boiler up and running again.<h3>What Is An Emergency Boiler Repair</h3>An emergency issue can come in all shapes and sizes. However, typically these will include:<ul><li>A gas leak</li><li>A water leak</li><li>When you are left without heating or hot water</li></ul><h3>What Should I do If I Smell Gas</h3>It is of the utmost importance that you call the Gas Emergency Services line on 0800 111 999 immediately should you smell gas or if you think you have a gas leak. Leaking gas can be a danger to life. Northern Gas Networks instruct six vital steps to follow:<ol><li>Call the Gas Emergency Services line on 0800 111 999</li><li>Put out any naked flames, and don’t smoke or strike any matches</li><li>Turn off all your gas appliances and don’t use them until they’re checked by an engineer</li><li>Turn off your electrical appliances, and avoid turning any switches on or off</li><li>Open your doors and windows</li><li>Keep other people away from the area</li></ol><h3>What If There Is A Water Leak?</h3>If the issue with your boiler is a water leak, the best and only thing you should do is turn your water supply off. Finding your stopcock and preventing the supply of water to your home will ensure it doesn’t get any worse while you wait for support. If you don’t know where your stopcock is, it is worth finding out so if you ever need it in an emergency, you can locate it easily.Typically you will find your stopcock under the main sink in your kitchen. However, it could be found outside the property too.<h3>Who To Call In An Emergency</h3>Boilers are complex machines and if not used correctly, could cause a danger to life. An emergency boiler repair can be needed at any time. Boilers are a complex piece of machinery that are working overtime in the cold winter months and from time to time you may come across problems with them.

Emergency Boiler Repairs: What You Need To Do

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 will apply to new tenancies from 1st July 2020 and to existing tenancies from 1st April 2021.The new regulations require landlords to ensure that all electrical installations in their rental properties are inspected and tested by a qualified person at least every five years.Reports of each inspection must be supplied to all tenants of the property within 28 days of the inspection, and retained by the landlord until the next inspection takes place.Breaches of the regulations could result in financial penalties of up to £30,000.<h3>Electrical Inspections and tests</h3>Under the regulations, landlords need to ensure the following:<ul><li>Electrical safety standards are met during any period when the residential premises are occupied by a specified tenancy.</li><li>Every electrical installation in the residential premises is inspected and tested by a qualified person at regular intervals of at least every five years, or more often if specified in an inspection report.</li><li>The first inspection and testing is carried out either before a tenancy starts for new tenancies or by 1st April 2021 for existing tenancies.</li></ul><h3>Distribution and retention of reports</h3>Following inspection and testing, landlords will be required to:<ul><li>Obtain a report from the person who conducted the inspection and test, which gives the results and the date of the next inspection and test.</li><li>Supply a copy of the report to each existing tenant of the property within 28 days of the inspection and test.</li><li>Supply a copy of the most recent report to any new tenant to which the report will apply before the tenant moves in and any prospective tenant within 28 days of receiving a written request for it.</li><li>Supply a copy of the report to the local housing authority within 7 days of receiving a written request for it.
